Formerly known as New Town Primary and Secondary schools, this expansive 7.6-hectare plot has been mostly cleared out following demolition activities initiated in October of the previous year.
Currently, all eyes are on the government as we anticipate the announcement of a plot ratio for this site. The likelihood is high that we’ll be seeing residential units, possibly even HDB flats cropping up here, given that relevant authorities are actively studying the plans. However, the development may also feature private properties.
The site’s strategic location close to Commonwealth MRT station (EWL) is certain to generate considerable demand. It’s just a hop away from Buona Vista where The Star Vista mall, Holland V and the bustling tech/media hub of One-North are located.
Directly opposite this plot lies the famous Tanglin Halt, currently under redevelopment. The construction of a brand-new hawker center and a host of other amenities will undeniably benefit residents living across the road. At present, the empty flats there function as temporary rental homes until 2025. This gives us a rough idea of when our plot might become available, likely coinciding with Tanglin Halt’s rejuvenation.
Given that Tanglin Halt’s plot ratio was increased from 2.9 to 3.5 and the surrounding Commonwealth Close flats are densely populated, it’s likely that this land parcel will be developed into a high-density housing area. Although there’s no certainty that the plot will be designated for HDB flats, we believe a blend of private and HDB housing is probable. After all, the neighboring flats, built in 1967, are due for an overhaul.
Should HDB flats be included in the plan, it’s worth noting that the last launch in this vicinity – Tanglin Halt Cascadia – was under the Prime model. One would naturally assume the same for a plot situated directly across the road. However, this brings up the issue of whether HDB may be hesitant to release a large number of Prime flats in the same region at the same time.

Nestled adjacent to Crescent Girls’ School and hugging the Alexandra Canal, this site spans a solid 1.5 hectares, primed for high-density residential development—with a gross plot ratio of 4.2. The potential here is huge, with room for over 530 flats or around 700 private condos.
The location couldn’t be better. Redhill MRT station is just a stroll away, making it a breeze to reach Tanjong Pagar in two stops and Raffles Place in three. This ease of access to the Central Business District makes it an attractive spot for anyone needing to commute. Families and investors alike will be drawn to the private properties here, especially with Queenstown Secondary and Alexandra Primary Schools within a kilometer’s radius—not to mention Crescent Girls’ right next door. Should HDB flats rise on this land, we’re confident they’ll be considered prime property due to the central location.
And let’s not forget the amenities. Just across the canal lies Redhill Food Centre, brimming with tantalizing food options. Tiong Bahru’s array of entertainment choices are also close at hand. Given the scarcity of new homes in this area over an extended period, we’re sure any flats here will be snatched up quickly.

Nestled in Clementi Close sits a 1.6-hectare jewel of real estate. For those who have been keeping tabs on the property market since the early 2000s, you might recollect its reputation as a high-profile SERS site. With its Gross Plot Ratio (GPR) elevated from 4.3 to a whopping 5, this area is teeming with potential for high-density living.
Reports have been swirling around, suggesting that we could see anywhere from 650 to over 700 new residential flat units, or even up to a staggering 1,000 private condominium units. Given its prime location and potential, it’s a surefire hotspot for families.
One of the key perks of this site is its proximity to Clementi MRT station and the ever-popular Clementi Mall, both within an easy stroll. Additionally, it’s strategically located within the catchment areas of several notable schools – Clementi Primary, Pei Tong Primary, Nan Hua Primary, Clementi Town, and Tanglin Secondary. While we think it’s just within the boundary for Nan Hua High, we can’t confirm that with absolute certainty at this point.
Situated at the core of Clementi, this location is buzzing with activity and is quite crowded. However, it offers the convenience of having almost any facility within a comfortable walking radius. The residential units here are expected to be Plus model flats, a classification typically given to homes near train stations or centrally located in suburban neighborhoods. Flats closer to the Central Area usually receive the Prime classification.
Given these factors, it’s plausible that the prices of nearby apartments in Clementi Close could surge. They share the same geographical benefits but aren’t burdened with Plus model regulations.
The availability of these sites might not be immediate; we forecast they will come into play around 2025. Already, there’s a substantial number of launches on the horizon. This is particularly true for HDB, who has significantly increased supply over the last two years. However, BTO applications have been decelerating, resulting in only 3 BTO launches in 2024 as opposed to the usual 4. Consequently, we anticipate a slight slowdown. Nonetheless, for some, the timing could align perfectly with plans for an upgrade or purchase of their first home, so remain vigilant.
