Blk 180A Rivervale Crescent : Unit is Facing Directly to TPE. Previous Agents tried marketing for about 1 year, and pressured their sellers to accept a lower offer because of TPE. Nearby units transacted at much lower prices. However, I was determined to bring other values out of the unit and I sold it 30k above their target price within 3 days.
Blk 268 Bishan : One of my challenging case, where seller is Malay Ethnicity, and due to HDB Ethnic Quota, the Malay family tried several agents to market their units for over 3 years without any offers. I took over the unit, came out with a comprehensive marketing plan, and managed to sell their unit to another Malay Family within 3 months. Seller also mentioned that I was like her Angel from Heaven, helping her out of her ordeal!
Blk 101 Punggol Fields : Owner tried to market her unit on her own for about 1 year, however, after conducting many viewings on her own, she was only receiving low offers from potential buyers. She finally gave up trying and seek my expertise. I studied her strong points of her units, and did a revamp as the condition of the unit was poor. I managed to sell her unit within 1 week.
Blk 128 Rivervale Street : What initially took 1.5 years to market property by themselves “using their iPhones only”. My Owners got frustrated with Low Ball Offers and Insincere Buyers and decided to engage me to market their unit … after a lot of resistance …
The irony is that he wanted to save $$$ by selling his unit himself, but only to realised he already wasted 1.5 years and also reduction in his Cash Proceeds due to his increasing compounded accrued interest for his CPF used in his HDB. FYI accrued Interest is a whopping 66k.
