1. A continued focus on safe havens: The demand for space, privacy, and wealth preservation has driven property investments in recent years, with a particular interest in Good Class Bungalows (GCBs). These properties are often held within families for generations, making them an excellent store of value long term.

2. More interest from overseas buyers: Singapore has seen an uptick in demand for private residential properties from foreign investors. The introduction of the One (Overseas Networks and Expertise) Pass, which allows high-income foreigners to secure a five-year work pass, is expected to benefit the luxury rental market.

3. Resilient rental market: Home rents across Singapore surged by 24% from January to September 2023, after climbing by 10% in 2022. This trend is expected to continue, with niche properties such as GCBs and luxury apartments attracting high rental incomes.

4. Branded residences gaining traction: The concept of branded residences, traditionally more popular in the US, has been picking up around the world, with Asia now housing a third of the world’s branded residences. This demand is driven by the rise of the upper- and middle-class market segment and changes in where and how people live in the post-pandemic world.

5. More digital access: As technology continues to advance, the real estate market is expected to see increased digital access and virtual designs, potentially realized in the metaverse.

Despite the challenges posed by interest rate corrections, labor shortages, and rising raw material prices, Singapore’s property market remains resilient.
