The Ultimate Checklist for Work-From-Home Homebuyers in Singapore: Beyond the Basics

TLDR

Remote work has changed what makes an ideal home—buyers now need to prioritize productivity and well-being alongside location and price. Open-concept layouts can hurt focus, so look for homes with private or convertible office spaces. Pay attention to noise issues from layouts, neighboring units, or nearby roads, and consider higher floors or soundproofing. Dual-key units offer dedicated office separation and rental flexibility. Outdoor spaces like balconies boost well-being during workdays. Check for enough power outlets and upgrade home content insurance to protect valuable equipment. The best WFH home blends comfort and functionality, so don’t overlook these key factors before making your move.

With remote work becoming a permanent fixture for many, the criteria for the ideal home have fundamentally shifted. Beyond the traditional considerations of location and price, today’s homebuyers need to prioritize features that support productivity and well-being in a work-from-home (WFH) environment. Overlook these factors, and what seems like a dream home could quickly become a stressful workspace. Here’s a checklist of often-overlooked considerations for WFH homebuyers:

1. Re-evaluate Open-Concept Living

While visually appealing, open-concept layouts can be detrimental to focus and privacy. The lack of physical separation can lead to distractions during virtual meetings and difficulty concentrating. If a dedicated home office is essential, consider layouts that allow for enclosed spaces or the easy addition of partitions. Look for properties with nooks that can be converted into functional office areas.

Interestingly, bay windows – often criticized as space-inefficient – can be repurposed into small home offices. By transforming a bay window into a work desk, you can maximize space and enjoy a scenic view while working. Experimentation is required to minimize sun glare on screens.

2. Rethinking Dumbbell Layouts for WFH Harmony

Dumbbell layouts, characterized by bedrooms flanking the living/dining area, minimize corridors but can compromise noise control. Sounds from bedrooms can easily penetrate the living/dining area, and vice versa. If you require a quiet workspace, the lack of a hallway buffer can be problematic. The sound of movies or games emanating from a bedroom directly adjacent to your workspace can be disruptive.

However, this is subjective. For example, a single parent might prefer a dumbbell layout for its ease of monitoring children in their bedrooms while working in the dining area. Landlords with unrelated tenants should carefully consider potential noise conflicts.

3. Prioritize Noise Mitigation

Units facing highways or ground-floor units near pools tend to be noisy. When working from home, this noise exposure becomes constant. Consider investing in sound-dampening furnishings, such as heavy drapes or double-glazed windows, to minimize external noise. Avoid ground-floor units near car parks or drop-off points, where car horns and unloading activities can be disruptive. Opt for deeper, inward-facing units on higher floors, and prioritize corner units with fewer neighbors for increased quiet.

4. Dual-Key Units: The Ultimate Home Office Solution

Designed for multi-generational living or rental income, dual-key units offer a unique advantage for WFH professionals. These units are divided into two separate living spaces, providing complete separation between the home and the office. This ensures maximum privacy and quiet, ideal for client meetings or focused work.

Dual-key units can also serve as a financial safety net. If you’re a freelancer or entrepreneur, you can rent out the sub-unit for additional income. However, be aware that dual-key units may be harder to resell due to their niche appeal.

5. Value Outdoor Space for Well-being

Homeowners who aren’t working from home might not appreciate the value of balconies or patios. However, these outdoor spaces can be a lifeline for WFH professionals who need a change of scenery. Private Enclosed Spaces (PES), such as patios or decks, allow you to work outdoors. A large balcony with a table, chair, and access to power and water can be invigorating during long workdays.

6. Electrical Considerations for the Modern Home Office

WFH setups often require multiple monitors, docking stations, printers, and other devices. Older condos may lack sufficient power outlets, leading to unsightly extension cords and potential electrical overloads. Consult an interior designer or contractor about adding outlets or installing smart home systems for lighting and power management. Strategically plan the location of outlets and switches for easy access and to minimize cable clutter.

7. Enhance Home Content Insurance

WFH professionals often assume that being home all day reduces the risk of fire or theft. However, the increased use of appliances and the presence of expensive professional equipment can actually increase risk. Consider increasing your home content insurance coverage to protect valuable work tools, such as musical instruments, photography equipment, or specialized software. Look for policies that specifically cover these items or broaden your existing coverage.

Ultimately, the ideal WFH home is a blend of personal comfort and professional functionality. By prioritizing these often-overlooked considerations, you can create a space that supports both your career and your well-being.
