Beyond the traditional considerations of location and price, today’s homebuyers need to prioritize features that support productivity and well-being in a work-from-home (WFH) environment. Overlook these factors, and what seems like a dream home could quickly become a stressful workspace. Here’s a checklist of often-overlooked considerations for WFH homebuyers:

1. Re-evaluate Open-Concept Living

While visually appealing, open-concept layouts can be detrimental to focus and privacy. The lack of physical separation can lead to distractions during virtual meetings and difficulty concentrating. If a dedicated home office is essential, consider layouts that allow for enclosed spaces or the easy addition of partitions. Look for properties with nooks that can be converted into functional office areas.

Interestingly, bay windows – often criticized as space-inefficient – can be repurposed into small home offices. By transforming a bay window into a work desk, you can maximize space and enjoy a scenic view while working. Experimentation is required to minimize sun glare on screens.

2. Rethinking Dumbbell Layouts for WFH Harmony

Dumbbell layouts, characterized by bedrooms flanking the living/dining area, minimize corridors but can compromise noise control. Sounds from bedrooms can easily penetrate the living/dining area, and vice versa. If you require a quiet workspace, the lack of a hallway buffer can be problematic. Private Enclosed Spaces (PES), such as patios or decks, allow you to work outdoors. A large balcony with a table, chair, and access to power and water can be invigorating during long workdays.

6. Electrical Considerations for the Modern Home Office

WFH setups often require multiple monitors, docking stations, printers, and other devices. Older condos may lack sufficient power outlets, leading to unsightly extension cords and potential electrical overloads. Consult an interior designer or contractor about adding outlets or installing smart home systems for lighting and power management. Strategically plan the location of outlets and switches for easy access and to minimize cable clutter.

WFH professionals often assume that being home all day reduces the risk of fire or theft.
