5 Tips : How To Negotiate A Good Deal When Buying A Singapore Property

When looking to buy a property in Singapore, it’s essential to know how to negotiate a good deal.

Here are 5 tips to help you secure the best possible price for your dream home:

1. Research the market: Before entering into negotiations, it’s crucial to have a thorough understanding of the property’s market value. Look at recent comparable sales in the area and consider the current market conditions. This information will give you a solid foundation for negotiating a fair price.

2. Get your finances in order: Having your finances sorted before making an offer shows the seller that you’re serious about purchasing the property. Obtain pre-approval for a mortgage, so you know exactly how much you can afford. This will also give you an advantage when negotiating, as sellers may be more willing to accept a lower offer from a buyer who is financially prepared.

3. Offer a starting bid below valuation: A good starting bid is around 10% below the property’s valuation or 15% below the asking price. Going any lower may cause the seller to dismiss your offer. However, if you learn that the seller is looking for a quick sale, they might be more open to accepting a lower offer. Don’t be afraid to ask the property agent about the seller’s situation.

4. Make your offer in writing: Submitting a written offer demonstrates your commitment to the purchase and allows you to include any specific terms or conditions. Ensure that your offer is “clean,” meaning it doesn’t contain any unnecessary contingencies that could complicate the negotiation process.

5. Keep emotions in check: It’s essential to remain level-headed and objective during the negotiation process. Avoid getting emotionally attached to the property, as this can cloud your judgment and lead to overpaying. Be prepared to walk away if the seller isn’t willing to meet your terms.
