If you already have a buyer, you bypass the entire marketing and listing phase, significantly increasing your chances of a successful independent transaction. In these cases, the primary task shifts to the transaction process, which can be managed with legal assistance. This avoids the need to wait for offers or handle endless inquiries. Many sellers underestimate the logistical challenges of accommodating property viewings. You’ll need to be available for tidying up before viewings and personally showcasing the property and its facilities. A standard office job can make this difficult, potentially leading to work disruptions. Independent selling is significantly smoother with flexible hours or a Work From Home setup. If managing constant calls and conversations with strangers is disruptive or emotionally taxing, an independent sale might not be suitable.

While this doesn’t exempt you from screening calls, conducting viewings, or negotiating, it significantly reduces the risk of going months without an offer, which is crucial if you need to sell quickly.

Independent transactions are generally ill-advised for urgent sales, such as those required within six months for ABSD remission. Without a pre-secured buyer, selling at a fair price—or even a good price—within a short timeframe is challenging, especially for high-quantum units like rare jumbo flats or properties in prime areas.

Independent selling typically takes longer than working with an agent. Therefore, if you opt for this route, you might need to extend your selling timeline. This strategy can help you avoid rushing for ABSD remission or managing two home loans simultaneously. The sales process often involves setting an initial price and gradually reducing it if responses are slow. However, if you cannot list on major property portals, you might need to prepare for a longer wait before receiving a decent offer. If you’re not in a rush to sell, this extended timeframe is less of a concern. Buyers who sell their current home first, rent temporarily, and then search for a new home are better positioned for an independent sale.
