The Strategic Advantage: Why Owning a Condo Near HDB Flats Can Be Your Best Property Move

Rentability also improves, attracting a wider tenant pool beyond expatriates, including locals awaiting new flats. While exclusivity once meant avoiding HDB proximity, shifting perceptions now highlight it as a key asset. Ultimately, condos near HDB flats balance lifestyle, accessibility, and investment resilience, positioning them as smart property moves for both buyers and investors.

While some homebuyers associate luxury with low-density areas devoid of HDB flats, this perception can be misleading. In reality, proximity to HDB enclaves can be a significant asset for condominium owners, particularly benefiting resale value. Even top-selling new launches demonstrate this trend, proving that being a short walk from HDB blocks often bodes well for condos.

Factors Driving Increased Demand Near HDB Enclaves:

1. High Demand from Nearby HDB Upgraders: Recent top-selling new launches like Chuan Park, situated adjacent to the HDB enclave along Serangoon Avenue 2, exemplify this. The project capitalized on pent-up demand from HDB upgraders in the area, who had limited condominium options nearby since The Scala launched almost 15 years prior. Similarly, AMO Residence in District 20 saw strong sales driven by upgraders from surrounding HDB blocks. In District 15, Grand Dunman and Tembusu Grand have also achieved impressive sales figures due to their proximity to HDB enclaves.

Most realtors affirm that HDB upgraders prefer not to move far from their familiar neighborhoods. This reluctance creates localized demand for condos that allow them to maintain their lifestyle—visiting the same malls, coffee shops, and clinics. This trend is likely to intensify with Singapore’s aging population, as family proximity becomes increasingly important for mutual care between parents and children or grandchildren.

2. Access to Heartland Amenities: Unless a condominium is part of a mixed-use development, access to essential heartland amenities is crucial. Areas like Flora Drive, despite their tranquility, illustrate how a lack of nearby minimarts, salons, and coffee shops can cap property prices. These heartland amenities, often unavailable in high-end malls, cater to daily needs and are frequently more practical than designer boutiques or expensive restaurants. Crucially, hawker centers, wet markets, and HDB-run malls are typically located away from purely private-home clusters.

Bayshore is a prime example. Historically lacking immediate access to such amenities, the upcoming Bayshore HDB estate is expected to fill this void, potentially boosting demand for nearby condominiums like The Bayshore, Bayshore Park, and Costa Del Sol. Despite initial speculation that an HDB enclave might diminish the low-density feel and property values, realtors are already observing increased inquiries and interest in the area.

Furthermore, the presence of an HDB enclave often prompts the Urban Redevelopment Authority (URA) to improve connectivity. While landed properties and some condos might be far from public transport (assuming car ownership), an HDB presence transforms an area into a more public space, often leading to extensions of bus routes, LRT lines, or even future MRT stations.

3. Enhanced Rentability: Condominiums situated near HDB enclaves generally exhibit better rentability, particularly for a broader tenant base (excluding highly niche, high-end segments). Most tenants appreciate easy access to amenities without relying on private transport and benefit from nearby coffee shops, minimarts, markets, and hawker centers. In contrast, amenities in exclusive, high-end areas like Clarke Quay or Marina Bay might be too expensive for everyday expenses, even for tenants who can afford a one- or two-bedroom unit there. Additionally, these areas are more likely to attract local Singaporean tenants (e.g., HDB upgraders temporarily renting or those awaiting new flats), diversifying the tenant pool beyond just expatriates.

Shifting Perceptions: The controversial Midwood advertisement, which implied exclusivity through the absence of HDB flats, inadvertently highlighted a declining misconception. While a select group of buyers may still prioritize such “exclusivity,” it is no longer the prevailing sentiment. Over the years, there has been a definite shift in mindset, with proximity to HDB blocks increasingly viewed as an advantage in the Singapore property market.
