Foreigners usually can’t buy landed homes on the mainland without SLA permission. However, they can consider strata-titled landed properties as an alternative, offering a chance for landed living without needing to be extremely wealthy or buy in Sentosa Cove.

Although strata-titled homes are somewhat niche, some are in prime areas and may offer better accessibility than many landed communities. This could be a small advantage if you’re deciding between two projects, especially if you’re not planning to stay in the home forever.

What distinguishes strata-titled landed properties from traditional landed homes?

Strata-titled homes, like condos, are managed by a MCST and usually include shared facilities such as pools and gyms, which are funded by monthly fees. This means owners don’t have to pay for their own amenities.

However, since these homes are part of a larger development, owners can’t customise them like traditional landed properties. For example, they can’t rebuild or alter the exterior without following management rules.

Some condos, like Parc Clematis and Normanton Park, also include strata-titled homes alongside regular condo units.

The site features many facilities, including two 50-metre lap pools and several tennis courts, offering a taste of landed living without typical downsides.

D’Leedon has easy access to Holland Village, just a short drive away or a walk to Spanish Village where bus services connect to Holland Village MRT. This area offers various amenities and is close to Buona Vista’s The Star Vista mall and One-North, a growing media and tech hub. Even though D’Leedon was built in 2014 and is not new, it remains a key reference point for comparing other condos in the Holland V area.

2. Somerville Park

Somerville Park is an old condo built in 1985, known for its fewer units and larger layouts. It has 456 units, including regular apartments, maisonettes, and terrace houses, with terrace houses ranging from 3,200 to 4,200 sq. ft.

Located in a quiet area with low-density homes, it’s only minutes from Holland Village. The nearby bus stop (After Pierce Road) allows easy access to the Holland Village MRT via bus 77.

The facilities are basic, typical for condos from the ’80s, making it suitable for those who prefer spacious homes and a quieter area over modern amenities like infinity pools and concierge services.

Somerville Park could be a more private option compared to the nearby D’Leedon mega-project.

3. Eight Riversuites

Eight Riversuites is located near the Kallang and Whampoa rivers, featuring 862 leasehold units, including 19 terrace houses that are between 2,800 and just over 3,000 sq. ft.

The project offers easy access to the CTE and PIE, allowing quick travel to the CBD and Orchard. Boon Keng MRT station (NEL) is within walking distance, providing short trips to Nex Megamall or Woodleigh Mall.

The surrounding Bendemeer area has many local amenities and is well-established. Foreigners wanting to experience Singaporean life without being too far from the city will appreciate this location, as it’s a short walk to Bendemeer Market or a bus/cycle ride to Little India.

While Bendemeer can be busy, it has everything residents need nearby.

4. Marine Blue

Marine Blue is a top choice for “most improved locations” right now. This freehold project is right across from Parkway Parade Mall and near the new Marine Parade MRT (TEL). It’s in the heart of the Katong lifestyle hub, a popular area for expatriates on the east side.

Parkway Parade has two supermarkets, a food court, and has been a retail centre for years. Nearby, the newer i12 Mall is known for its restaurants, while East Coast Road boasts family-friendly pubs and artisanal cafes. The area from here to Joo Chiat is being gentrified, transforming from seedy bars and massage parlours of the 2000s.

Marine Blue is a small development with only 124 units, including four terrace houses sized between 3,680 and 4,105 sq. ft. Due to its size, facilities are limited, and it’s located between two busy roads, meaning more traffic and fewer amenities in exchange for its prime location among East Coast condos.

5. Archipelago

Bedok Reservoir isn’t usually seen as a popular area for foreigners or expatriates, but this may change soon. Archipelago is a leasehold condo built in 2015 with 577 units, including 24 semi-detached ones that are up to 4,050 sq. ft., each with two parking spaces.

Located at the edge of Bedok Reservoir Park, Archipelago is great for foreigners wanting to escape the urban environment. Bedok Reservoir offers walking and biking trails, as well as watersports like dragon boating and kayaking. The nearby housing developments are well-established, with various supermarkets, shops, and eateries, providing convenience for long stays.

There is a nearby MRT station (Bedok North MRT on the DTL), but Bedok Reservoir is somewhat remote from the city centre, making it appealing for those who enjoy outdoor activities and value privacy. It’s advisable to choose these units if you drive or are comfortable using cabs for trips to the CBD.
