Selling the very first unit in a new condominium development presents a unique situation. The largest demographic of condo buyers are often HDB upgraders, many of whom prefer to remain in familiar neighborhoods. This makes the prices and MOP (Minimum Occupation Period) dates of nearby HDB enclaves relevant. For instance, if surrounding 4-room HDB flats are consistently selling for $800,000, it suggests that buyers in the area have the financial capacity for a $2 million+ condo. Conversely, in areas where HDB prices hover around $600,000, your target buyer’s budget may be lower. A property agent with recent transaction experience in the area can provide crucial insights into these local market nuances. Additionally, if the MOP dates of nearby HDB developments coincide with your selling timeline, you could tap into a larger pool of prospective buyers.

A critical risk for the first seller is being undercut by another unit in the same development. If another early seller accepts a lower price just before your transaction closes, that sale could inadvertently set a lower benchmark for your property. This can also occur if a bank valuation for another unit comes in significantly lower than your asking price, and this information leaks to other agents. Having a well-connected agent is crucial here, as they might catch wind of such developments and advise you to expedite your sale before negative price perceptions take hold.

Although commissions (typically around 1% for the auctioneer) and administrative fees apply, an auction can provide valuable insights into what the market is willing to pay, even if the property doesn’t sell. If the reserve price isn’t met, private negotiations with interested buyers can still follow.

Aim High: The Undetermined Ceiling

One significant advantage of being the first seller is the absence of a “highest recorded transaction” that could psychologically limit buyers’ offers. Later listings often face a mental barrier where buyers are reluctant to pay more than the last recorded sale. As the pioneer, you have the flexibility to be more aspirational with your asking price, provided it remains within reason and market context.
