While not easily replicated by the general public, this highlights the importance of timely information in new launch phases.

Non-agent buyers can still prepare themselves by gathering as much information as possible in advance about a project’s details, unit layouts, and pricing. Being well-informed enables swift and decisive action to secure desirable units during the sales phase. This isn’t just about early-bird discounts but also about gaining access to units with superior views, corner positions, or the most efficient layouts. Understanding a project’s sales trajectory (e.g., if it’s in its final phases) can help in making informed decisions.

This efficiency stems from an internalized understanding of compromise: they recognize that no “perfect” home exists. While most buyers don’t have the time or access to view dozens of properties in a single area, developing a habit of meticulously checking floor plans can be highly beneficial. Like agents, prioritize layout quality over simple square footage. A 900 sq. ft. unit with a superior master bedroom or adaptable room configurations can be far more valuable than a 1,200 sq. ft. unit featuring awkward corridors or an unnecessarily large balcony.
