Why More First-Time Buyers Are Picking Condos Over BTO Flats in 2025

TLDR

In 2025, more first-time Singapore buyers are choosing condos over BTO flats. Key reasons include faster move-in times, better facilities (like pools and gyms), higher security, and fewer buying restrictions. Condo values have also grown faster than HDB flats over the past 20 years—218.4% vs 152.6%. Condos offer more flexibility: you can rent or sell sooner, with fewer rules and less waiting. However, condos require a bigger upfront investment and careful financial planning. BTOs still make sense for some, but if you value convenience, investment growth, and lifestyle perks—and can afford the higher price—condos are worth serious consideration. Ultimately, the right choice depends on your goals, finances, and how quickly you want to own and use your new home.

The times are changing. BTO flats used to be the clear first choice for new Singapore home buyers. Now, more people are looking at condos instead. Here’s why this shift is happening, and whether it might make sense for you too.

Better Living Right Away

Yes, you can fix up a BTO flat to look nice. But condos come with things you just can’t add to a BTO:

  • Pools and gyms
  • BBQ spots
  • Sometimes even tennis courts The monthly fees for these extras? Often less than what you’d pay for separate gym memberships and club access.

Safer Living Space

Condos offer more security:

  • Guards on duty all day
  • Security cameras everywhere
  • Control over who comes in This makes many people, especially those living alone or with young kids, feel safer.

No Red Tape

Buying a condo is simpler than getting a BTO. You don’t need to:

  • Check income limits
  • Wait for ballot results
  • Deal with ethnic quotas Just prove you can pay the mortgage, and you’re good to go.

Saves Years of Waiting

Think about this: A BTO journey means:

  1. Waiting to get picked in the ballot
  2. Waiting 4 years for building
  3. Staying put for 5 years (MOP)

That’s nearly 10 years before you can make any moves. With a condo, you can:

  • Move in much sooner
  • Rent it out right away
  • Sell when you want (after 3 years to avoid SSD)

Better Investment Growth

The numbers tell the story:

  • Condo values: Up 218.4% in 20 years
  • HDB values: Up 152.6% in the same time

In top areas (Districts 9, 10, 11):

  • Condos grew 217.1%
  • HDB flats grew 161.1%

Why do condos grow more in value?

  • Fewer new condos being built
  • More people wanting to upgrade
  • Strong demand in good areas

Making Your Choice

BTOs still work for many people. But condos might be better if you:

  1. Want to move in faster
  2. Have the money ready
  3. Care about investment returns
  4. Need more control over your property

The catch? Condos cost more at first. You need to:

  • Check if you can afford the down payment
  • Know the right price to pay
  • Understand the area you’re buying in
  • Plan your finances carefully

Whether you pick a condo or BTO, what matters is that it fits your needs and budget. Want to talk it through? We’re here to help you figure out what works best for you.
