Neighbourhood Estate Guide: Is Holland Village the Most Charming and Relaxed of HDB Estates?

According to the 2014 master plan, Holland Village was given the prestigious title of an “identity node,” confirming its status as a place with distinct character and charm. Therefore, any future changes must be done carefully to protect its charming appeal and unique low-rise village atmosphere.

However, do not be misled by its attractive exterior, as Holland Village offers more than just a romantic setting for dates or a casual place to hang out with friends over drinks. It offers a vibrant lifestyle with a variety of amenities, all while maintaining a peaceful and relaxed environment that distinguishes it from the usual hustle and bustle of other public housing neighborhoods.

With upcoming developments that blend commercial and residential aspects seamlessly, Holland Village is set to become the go-to destination for social individuals looking for a lively yet laid-back atmosphere.

Holland Village Got Its Name From A Person Who Lived There A Long Time Ago

Once a humble village for the Dutch community, Holland Village has blossomed into a thriving estate bounded by North Buona Vista Road, Queensway, and Holland Road. Its namesake, the illustrious Hugh Holland, a renowned Dutch architect and early resident, lends an air of European charm to the area, which was named after him in 1929.

As the 1930s rolled in, Holland Village welcomed a new wave of inhabitants: the British military personnel stationed at the Pasir Panjang Base and their families. And with them came a surge of local businesses catering to the needs of the growing expatriate community. But while the village bustled with cosmopolitan flair, the surrounding lands were still devoted to the cultivation of vegetables, rubber, and coconut.

The 1960s saw a major transformation of Holland Village, as the government acquired and exhumed the 40-hectare Chinese burial ground known as Shuang Long Shan, once established by a Hakka clan association. And as the estate continued to evolve, it became known by another name, “hue hng au” in Hokkien, meaning “behind the garden,” a nod to its proximity to the renowned Botanic Gardens.

Today, Holland Village can be divided into three distinct zones: Chip Bee Gardens, Holland Close, and the bustling Holland Village itself. And as the estate continues to thrive, it remains a testament to the rich history and diversity of this vibrant city.

It’s An Easy-To-Reach Town Because Of Its Central Spot

Situated in the heart of the nation lies the charming Holland Village, conveniently nestled amidst major employment hubs such as One-north and Orchard Road. Its prime location is further enhanced by an array of efficient public transit systems, providing seamless travel to all corners of the island.

An intricate network of bus services weaves through Holland Village, connecting it to the bustling eastern towns of Bedok and Geylang, as well as the vibrant western areas of Bukit Batok and Bukit Panjang. These routes also extend to other central hotspots, including Alexandra Road and North Bridge Road, granting commuters a plethora of travel options.

Adding to the village’s accessibility is the Holland Village MRT station, which made its debut in 2011. A part of the renowned Circle Line (CCL), this station conveniently links to existing train lines at major interchanges, allowing easy access to all major MRT routes. Within just 35 minutes, one can effortlessly reach the bustling city centre of Raffles Place or the thriving western hub of Jurong.

For those preferring to hit the road, Holland Village is easily accessible via major thoroughfares like North Buona Vista Road and Queensway, which connect to the Ayer Rajah Expressway (AYE) and Pan Island Expressway (PIE), respectively. A smooth drive to the iconic Changi Airport via PIE takes approximately 30 minutes, while reaching the buzzing Orchard Road via Holland Road is a mere 10-minute journey.

Holland Village: The Lively Core of the Neighborhood

Holland Village, nestled in a strikingly curved shape, is the heart of the neighborhood, offering a variety of commercial attractions.

Known affectionately as a miniature version of Orchard Road, Holland Village is a paradise for food lovers. The charming two- to three-storey shophouses along Lorong Liput and Lorong Mambong are home to lively food and beverage (F&B) outlets, offering a diverse range of Asian and Western cuisines that tantalize taste buds. The vibrant pubs, featuring live bands and craft beers, cater to the lively expat community. For a more budget-friendly dining option, visitors can head to the bustling Holland Village Market & Food Centre, a popular hawker center brimming with delicious local fare.

While it may not have the same diverse shopping scene as its famous counterpart, Holland Village has its own unique charm with three shopping centers in close proximity. The oldest, Holland Road Shopping Centre, exudes a nostalgic antique charm. On the other hand, Raffles Holland V and Holland V Shopping Mall cater to modern lifestyles with numerous F&B options, fitness centers, supermarkets, and essential services. Holland Village is indeed a delightful hub that caters to the desires of both residents and visitors alike.

Chip Bee Gardens: A Trendy Neighborhood  

Nestled between the busy streets of Holland Avenue and Jalan Merah Saga is the charming Chip Bee Gardens neighborhood. Originally serving as housing for British armed forces’ families in the 1950s and 1960s, it has now evolved into a lively residential community popular among expatriates.

This area features 409 terrace houses and walk-up apartments, known as the black-and-white houses, all managed by the prestigious Singapore Land Authority (SLA). These sought-after properties are available for rent through a competitive bidding process, attracting a diverse group of tenants.

Moreover, within this delightful neighborhood, there are various freehold private developments for sale or lease. Older resale condominiums are priced between $1,600 to $2,200 per square foot (psf), while newer ones command a higher price range of $2,600 to $3,300 psf.

Enhancing the appeal of the neighborhood are commercial units located in blocks 43 and 44 of Jalan Merah Saga. From charming cafes to artisanal bakeries, these establishments contribute to the region’s image as a trendy lifestyle destination, making Chip Bee Gardens a desirable location for those with a sophisticated and chic taste.

Holland Close: A Popular HDB Area with Plenty of Amenities

In the charming neighborhood of Holland Village, HDB flats are situated to the south of Chip Bee Gardens, lining the streets of Holland Drive and Holland Close. Built mostly in the 1970s, these residential buildings offer a variety of housing choices, ranging from cozy 3-room units to spacious 5-room apartments.

Residents of this lively community benefit from the proximity of three bustling NEA-run markets and food centers, as well as convenient access to key transportation hubs like the Buona Vista and Holland Village MRT stations. However, some residents, particularly those residing at 7A and 32 Holland Close, may have a view that includes the nearby Shuang Long Shan Cemetery, which houses 2,700 marked graves.

Despite the potential discomfort caused by the cemetery’s vicinity, median prices for HDB flats in Holland Village remain comparable to those in neighboring areas of the Queenstown estate. It is important to note that 4- and 5-room flats in this desirable location come with a higher price tag, ranging from an additional £35,000 to £230,000 compared to similar units in other HDB towns.

The scarcity of HDB flats in the area helps maintain their high values. The upcoming BTO launch in June 2024 is an exciting opportunity for potential homeowners as HDB introduces around 330 units, including 2-room and 4-room layouts. This provides a special chance for first-time buyers to secure a sought-after home in this desirable location, complete with plenty of amenities.
