However, when it comes to choosing between a new development and a resale, there are pros and cons to consider. In today’s episode, we’ll delve into the five key cons of buying a resale development in Districts 9 and 10, to help you make an informed decision.
- Older amenities: Resale properties may have older or outdated amenities that need to be updated or replaced, which in turn will incur more costs for the residents to maintain. Potential viewers might also be put off by the old design therefore reducing demand
- Lower Balance Lease : Unless it is Freehold, Leasehold property tend to depreciate once it reaches the 30 years mark as the lower remaining lease may affect future buyers from apply bank loans, therefore affecting their purchasing power, limiting future pool of potential buyers
- Maintenance concerns: Resale properties may require more maintenance and repairs than new developments, which will incur higher monthly maintenance fee
- Hidden issues: Resale properties may have hidden issues that are not immediately apparent, such as structural problems or outdated systems. Depending on the items, replacing them can be very costly.
- Potentially lower appreciation rate: Some resale properties may not appreciate as quickly as new developments because there are newer developments that may be taking the demand from the older properties in surrounding area
